CLEMSON, S.C. — Clemson City Council took public comment Monday on a proposal that would shift 23 properties along S.C. Highway 93 out of residential zoning and into commercial districts.

The city Planning Commission recommended the change. City staff described it as a way to make the full commercial stretch of Highway 93 match the future land use map in the city’s comprehensive plan. A number of the lots are clustered by Abel Road, facing the Walmart Neighborhood Market shopping center, with others by the South State Bank and Advance Auto Parts buildings.

Zoning administrator Jacob Peabody told council members that nothing changes for current owners unless they decide to build. Council members also debated whether some parcels should be classified CP-1 rather than CP-2, and Peabody raised the possibility of a four-way traffic signal at Berkeley Drive if land across from it is developed.

Residents who live near Vista Drive told council that more businesses there could mean more crashes and that neighbors want a voice in the decision. Councilman John Fulmer said similar zoning talks will reach neighborhoods across the city over roughly the next 18 months.
